  • Comprehensive inspections for buyers/investors prior to closing
  • Pre-lease or exit inspections for tenants to protect damage deposits
  • Partial inspections, such as roofs
  • Inspections to meet lender requirements
  • Walk-through, pre-bid assessments for potential buyers
  • New construction progress inspections and final inspections

Infrared Thermal Technology

  • What is a thermal imaging/infrared inspection?
In a thermal imaging/infrared inspection, the inspector uses a specially-designed camera that records images of the infrared light waves emitted from different objects. All objects at normal temperatures emit different levels of infrared or thermal energy. Although this cannot be seen with the naked eye, the camera’s lens can record this light which gives the inspector clues about what is happening under walls and ceilings. Thermal imaging can help detect: missing insulation, water leakage, hot spots in electrical wiring, drafts around doors or windows, improperly installed ductwork, pest infestation and storm damage. An infrared inspection is non-intrusive and non-destructive. At the end of the inspection, clients generally receive a report that includes both thermal images and digital images of significant findings.
    What is building science?
Building science involves looking at the property as a single system instead of lots of separate parts. Its principles are used to evaluate energy needs, climate, geography, and ventilation systems. By evaluating all of the major systems together, it can be easier evaluate maintenance or renovation costs when compared to energy efficiency improvement and overall comfort.
